New building & tower cabling (ELV)
UltraTech Kuwait installs the complete low-current (ELV) cabling for new buildings and residential towers in Kuwait, from about 10 KWD per data point at project volume: a fiber-ready main comms room, the riser backbone, a rack on every floor, and data, Wi-Fi, CCTV and intercom points in every flat or office. We work to the contractor's programme from first fix, and hand over certified test reports, as-built drawings and an O&M manual.

How many points does each type of building need?
Starting figures we use before the consultant's drawings arrive. Your drawings set the final count.
| Building | Per floor or unit | Backbone | Racks |
|---|---|---|---|
| Office building | 80–200 points per floor | Fiber from each floor to MDF | Rack per floor |
| Residential tower | 6–12 points per flat + CCTV + intercom | Fiber riser, FTTH-ready | Cabinet per floor or every 2–3 floors |
| Hotel | 4–8 points per room + Wi-Fi + IPTV | Fiber riser, redundant | Rack per floor |
| School | 4–8 per classroom + Wi-Fi + CCTV + PA | Fiber between blocks | Rack per block |
| Clinic or hospital wing | 8–20 per room + nurse call network | Redundant fiber | Rack per floor |
| Warehouse | Office points + Wi-Fi + CCTV | Fiber to far ends | Main + remote cabinets |
What does a new-building ELV cabling package cover?
One contractor for every low-current system means one programme, one test report and one set of as-built drawings.
When does cabling happen during construction?
Cabling is cheapest when it follows the building programme. Late cabling means surface trunking, opened ceilings and delayed handover.
- 1
Design and approvals
Design or tender stage
Point layouts, riser and MDF design, materials submitted to the consultant.
- 2
First fix
With blockwork and MEP
Sleeves, containment, conduits and back boxes before walls and ceilings close.
- 3
Second fix
After plastering
Cable pulled through containment; risers and backbone fiber installed.
- 4
Termination and racks
After painting, rooms dust-free
Outlets, panels, racks and fiber splicing in the comms rooms.
- 5
Testing and handover
Before snagging and occupancy
Every point certified, labels checked, as-built drawings issued.
What people ask before they hire
How much does cabling a new building cost in Kuwait?
At project volume, about 10–16 KWD per Cat6 point and 15–24 KWD per Cat6A point, plus 150–500 KWD per floor for the fiber backbone and 1,500–4,000 KWD for the main comms room. A 10–15 floor residential tower typically costs 15,000–45,000 KWD for complete ELV cabling.
How much does cabling cost per apartment?
Usually 60–150 KWD per flat for data, TV and intercom points, plus the building's share of the riser, racks and main comms room.
Should a new building be fiber-ready?
Yes. Internet providers in Kuwait increasingly deliver fiber, and tenants expect it on day one. We plan the main comms room, risers and ducts so every provider can connect.
When should the cabling contractor be appointed?
Before first fix. Containment, sleeves and back boxes must go in while walls and ceilings are open; appointing later means surface trunking and rework.
Do you prepare submittals and shop drawings for the consultant?
Yes: material submittals with datasheets, shop drawings, method statements, inspection and test plans, test reports and as-built drawings.
Can you work as a subcontractor to the main or MEP contractor?
Yes. We work to their programme and attend site meetings, as a supply-and-install or labour-only package.
Cat6 or Cat6A for a new building?
Cat6A for offices, hotels and anything expected to last 15+ years or carry Wi-Fi 7; Cat6 is still fine for apartments. Mixing is common: Cat6A for ceilings and offices, Cat6 for flats.
How much is a site visit?
20 KWD, deducted from your invoice when you go ahead. For tenders, send the drawings and BOQ and we price from them.
What goes wrong on new-building cabling in Kuwait
From buildings we were called into after another contractor, or too late.
01Cabling contractor appointed after the ceilings closed
Our fix: Surface trunking in every flat. We plan containment and back boxes at first fix.
02Main comms room in a store with no cooling or earthing
Our fix: Equipment fails in the first summer. We fix the MDF size, cooling and earthing at design stage.
03One small riser for every system
Our fix: Data, CCTV, MATV and power fight for space. We size risers with 50% spare.
04Cable pulled before plastering
Our fix: Damaged by other trades and tested only at the end. We pull after wet works and test per floor.
05No room for internet providers
Our fix: Tenants wait months for a line. We reserve ISP space and ducts in the MDF and risers.
06Submittals sent at the end
Our fix: Approvals hold up handover. Ours go in during the first weeks.
What do you get at handover?
Certified points
Every copper point and fiber core tested, reports per floor.
As-built drawings
Every point, route and rack as installed.
Labelled building
Floor – rack – panel – port, building-wide.
Fiber-ready MDF
Space and paths for every internet provider.
O&M manual
Equipment, warranties and contacts in one file.
One contact
A named engineer for the building after handover.
What documents do consultants receive?
The paperwork Kuwait consultants and main contractors expect, and when each one is issued.
| Document | What it is for | When |
|---|---|---|
| Material submittal | Datasheets and samples for cable, outlets, racks and fiber | Before ordering |
| Shop drawings | Point layouts, containment routes, risers and rack elevations | Before first fix |
| Method statement | How each part is installed and tested, with safety measures | Before work starts |
| Inspection and test plan (ITP) | What is inspected and tested, and who witnesses it | Before work starts |
| Test reports | Certification per copper point and loss per fiber core | Per floor, as floors finish |
| As-built drawings | Every point, route and port as actually installed | At handover |
| O&M manual | Equipment list, warranties, labelling scheme and contacts | At handover |

How is a new building cabled, from the street to every flat?
The structure every consultant drawing follows.
- 01ISP fiber entry
- 02Main comms room (MDF)
- 03Fiber backbone up the riser
- 04Floor rack (IDF / TR)
- 05Horizontal Cat6/Cat6A
- 06Outlets, Wi-Fi, cameras, intercom
Standards and specifications
Backbone
Single-mode (OS2) or OM4 fiber riser; two paths for critical floors.
Horizontal
Cat6 or Cat6A LSZH, permanent links within 90 m.
Comms rooms
Sized with 30% spare space, cooled, earthed, lockable.
Risers
Sized with 50% spare capacity; data separated from power.
Fire-stopping
Every penetration through fire-rated floors and walls sealed.
Testing
Copper certified per point; fiber loss-tested per core.
Which equipment do we install?
Terms you will see in the drawings
- MDF / MER
- Main distribution frame or main equipment room: the building's main comms room, where internet providers connect and the backbone starts.
- IDF / TR
- Intermediate distribution frame or telecom room: the rack or cabinet on each floor that serves its outlets.
- Backbone (riser) cabling
- Cabling between the main comms room and each floor rack, usually fiber running up the riser.
- Horizontal cabling
- Copper cabling from a floor rack to each outlet, access point or camera, limited to 90 m.
- Permanent link
- The fixed part of a cable run, from patch panel to outlet, which is what certification tests.
- ODF
- Optical distribution frame: the panel where fiber cores are spliced, terminated and patched.
- OS2 / OM4
- Fiber types: OS2 single-mode for long distances between buildings or floors, OM4 multimode for shorter, high-speed links.
- LSZH
- Low smoke, zero halogen cable jacket, which gives off far less toxic smoke in a fire.
- FTTH
- Fiber to the home: fiber run all the way to each flat, as internet providers increasingly expect.
- ELV
- Extra low voltage (also called low current): data, CCTV, intercom, TV, access control and similar building systems.
